10 Questions to Ask an HVAC Contractor Before You Sign (From a Third-Generation Shop)

The best time to find out who you hired is before they're on your roof. Ten questions — with the answers you should hear — from a family that's been on the answering end since 1963.

Hiring an HVAC contractor is one of those decisions you make rarely, spend real money on, and live with — comfortably or otherwise — for fifteen years. And the industry doesn't make vetting easy: everyone's website says trusted, certified, and family-owned.

We are, in fact, family-owned — third generation, since 1963 — which is exactly why we're comfortable publishing the questions that separate real operations from truck-and-a-business-card outfits. Ask all ten. The good contractors will enjoy answering.

The license-and-liability layer

1. “What's your ROC license number?”

Arizona contractors are licensed by the Registrar of Contractors, and the number should be volunteered, not hunted. Look it up at azroc.gov: confirm it's active, in the right classification, and clean. Ours: ROC #097719 · ROC #097724.

2. “Are you insured — liability and workers' comp?”

If a crew member is hurt on your property, or a crane lift goes wrong over your tile roof, the contractor's insurance should respond. Uninsured labor makes your homeowner's policy the backstop. Ask for current certificates; pros carry them.

3. “Who actually shows up — employees or subcontractors?”

Neither answer is disqualifying, but you deserve to know who's in your attic and whose training and background checks apply. Our trucks carry our people.

The competence layer

4. “Will you do a load calculation, or size from the old unit?”

The correct answer mentions a Manual J-style calculation using your home's real characteristics. “We'll match what you've got” means inheriting whatever mistake the last installer made — in a climate that punishes sizing errors mercilessly. (More in our replacement cost breakdown.)

5. “What will you check besides the equipment?”

Listen for ducts, electrical, condensate, and access. A replacement quote produced without looking in the attic is a fiction with a signature line — the theme of our guide to reading an HVAC estimate.

6. “Do you pull permits, and is inspection included?”

In Maricopa-area jurisdictions the answer must be an unqualified yes. “We can skip it to save you money” is a contractor volunteering to make their corner-cutting your legal problem.

The honesty layer

7. “How often do you recommend repair instead of replacement?”

The answer you want isn't a percentage — it's a philosophy. Ours: if a repair genuinely solves it, we quote the repair. No upselling has been a house rule for three generations.

8. “Can you show me what's wrong, not just tell me?”

Evidence-based diagnosis — readings, photos, the failed part in hand — is the single best defense against being sold a system you didn't need. It's also how we've kept a BBB A+ rating for 40+ years.

9. “What are your warranty terms — equipment AND labor?”

Two separate warranties. The manufacturer covers equipment (often with better terms when the dealer registers it — ask who registers yours). The contractor's labor warranty tells you how long they stand behind their own hands.

10. “What happens if the quote turns out to be wrong?”

The professional answer: the quoted scope is the quoted price, and anything genuinely unforeseeable gets discussed and approved before work continues — never appearing as a surprise on the invoice.
