A dust wall doesn't just dirty your patio furniture. It packs the outdoor coil with fine sediment (forcing the system to work hotter and harder), clogs filters in days instead of weeks, and the storm's power flickers can trip breakers or stress capacitors and contactors.
Your 15-minute post-storm routine
- Check the filter — during monsoon season, monthly checks aren't overkill
- With power OFF at the disconnect, gently rinse visible dust from the outdoor coil with a garden hose (never a pressure washer)
- Clear debris — palm fronds and tumbleweeds love condenser fans
- Listen on restart: new buzzing, clicking, or hard-start behavior deserves a call
Rooftop units need love too
Plenty of Valley homes run rooftop packaged units, where dust load and sun exposure are even harsher and problems stay out of sight. If yours hasn't been inspected since before monsoon season, a tune-up is cheap insurance.
